Working with Haringey Council, Peabody and the Greater London Authority in transforming the former St Ann’s Hospital site into a mixed community of nearly 1,000 new homes.
The London Borough of Haringey are delivering a major regeneration project on the site of the former St Ann’s Hospital in South Tottenham. The scheme is set to create a new, mixed-use neighbourhood of nearly 1,000 new homes, 60% of which will be affordable, alongside enhanced green spaces, pedestrian and cycle routes and dedicated parking.
As part of Haringey’s commitment to delivering 3,000 council homes by 2031, the St Ann’s site plays a central role, with the first phase delivering 30 new sheltered homes. We’re advising the council on its legal strategy and documentation to bring this phased development forward with confidence and clarity.
Our support included structuring and negotiating Option Agreements and Development Agreements between the council and its development partners for each phase of delivery. To unlock new access points into the development, we’ve also advised on the granting of access easements across land already owned by the council, ensuring the infrastructure supports the long-term success of the site.
The project involves complex funding arrangements with the Greater London Authority and we have worked closely with the council to restructure elements of the development deal to align with funding conditions and delivery expectations.
Looking ahead, our role will continue to focus on securing legally robust delivery mechanisms that support the council’s housing strategy, ensure value for money and enable the phased regeneration of the site in line with community needs. The long-term goal is to create a well-integrated neighbourhood that reflects the priorities of residents, the council and the wider South Tottenham community.
