Our asset management team is one of the leading stock rationalisation teams in the country working for landlords large and small. The team have completed some of the largest transactions in the sector, undertook one of the first stock swaps over 30 years ago and wrote an NHF Guide on achieving efficient stock rationalisation transactions. Having good relationships with the various agents and working closely with other specialist teams, our focus is on making transactions work for the benefit of our clients and their tenants.
We believe our team is unique since their broader experience covering regulation, funding and housing management means they cover many issues other firms use additional teams/counsel for and as such our offer to clients is cost-effective and efficient. In addition, the team work closely with nominated members of the employment and pensions, planning and environment, and construction teams as the need arises so clients have the benefit of working with lawyers who understand the nature of these transactions
The team’s work includes leasing portfolios of all types of stock, early doors premarketing appraisals and assisting with negotiations when transactions are bi-lateral.
Our approach for landlords disposing of properties is to work with them as early as possible; reviewing properties from a title and charging perspective, giving us the opportunity to add value to a portfolio and ensuring that buyers have no scope for price chips.
Our approach for landlords purchasing properties is (if they wish) to work with them at bid stage and in any event to ensure that those properties are purchased ready to charge and all elements of the portfolio are reviewed so that across the legal spectrum clients have no surprises following their purchase.
