Awaab’s Law Hub

Welcome to our Awaab’s Law Hub

Awaab Ishak was a two-year-old child living in a one-bedroom flat in Rochdale. He tragically died in December 2020 from a severe respiratory condition caused by prolonged exposure to black mould. A 2022 inquest found that the flat had inadequate ventilation and was not fit for normal day-to-day living, resulting in excess damp and condensation.

In response, the Government introduced Awaab’s Law – a legal requirement for social landlords to investigate and fix reported hazards within strict timeframes. Following a consultation in early 2024, which received over 1,000 responses (including one from Anthony Collins), the Government confirmed the implementation timeline on 6 February 2025. The law will be introduced in phases.

This hub brings together key updates, practical guidance, and resources to support landlords in understanding and complying with Awaab’s Law. Make sure you subscribe to receive our insights and stay updated.
